Seasonal lets now need a 31-day minimum, and listings are already being pulled

Spain's Consumer Affairs ministry has asked two platforms to remove more than 8,300 listings that passed off tourist flats as seasonal rentals.

Royal Decree-law 29/2026, approved on 6 October, amends the Urban Leases Act and sets a minimum of 31 days for a seasonal let. On that basis, the Consumer Affairs ministry has asked two platforms to take down 8,318 listings that accepted shorter bookings, which it considers misleading advertising.

Most of the listings are in Madrid and the report doesn't mention cases in the Canaries. Even so, on an island with so many holiday rentals, any owner or manager using the seasonal-let formula should review their listings.

If a platform does not remove or block the flagged listings, the ministry can open proceedings against it.
